All Real Estate Is Hyper-Local

While just about every agent (one would hope all) realizes that all real estate is local, what exactly defines local?

Does local mean:

  • A metropolitan area?
  • A community/city within a metropolitan area?
  • A neighborhood within a community/city?
  • A few streets within a neighborhood?

Or does it mean:

  • A price range?
  • Style of home?
  • X miles from the center point of the home in question?
  • Condition of the home?

Or some combination of the above?

What exactly is local?  Should all real estate be considered hyper-local?

For example regarding hyper-local: We recently sold a home in multiple-offers for which we put a great deal of work into this home: we managed/designed extensive renovations (kitchen gut, cosmetic extreme makeovers on baths, painting, hardwood floor refinishing, landscaping, odds and ends, home staging, etc.) and out of the total 50 homes this home was competing against, there was really only one other home in similar condition, after our renovations.  So, was this home's competition the 50 homes, or just one other?

There are so many ways to look at competition and how truly local things are, that it does a real disservice when generalities are discussed like it's a dogma and not up for interpretation.

Sellers need to understand there are real options and differences in how to approach a home sale, so as to not buy into the massive amount of negative information out there.

After all, a seller just wants to sell one home and they only need one buyer.  Everything else is mostly irrelevant for them if we can provide exceptional guidance to achieve success.

Chris I have always thought of local as first the "town" and then further defined by neighborhood.  But your blog brings up a lot of further food for thought, because it could be defined in many other different ways.
