In this example at 39 Tecumseth Heights in Tottenham, I would like to show Realtors and homeowners the importance of staging a vacant home. Buyers spend less than 5 seconds in an empty room. On the other hand, if the room has been staged to invite the buyer to come in and envision themselves or their child in the room then you increase your chances of getting an offer on the property.

The grounds keeper who had been taking care of the property for over 15 years came in to see what the "stager" was up to.  He commented to me how lovely the little girls rooms were and that now he could see someone getting excited about living at the home. I explained all I did was add a few things that would appeal to a little girl so that she would say to her parents...."I want this room!"

Investment, minimal.

Impact, priceless.

Hi Jen, they really were sweet little girls rooms after the staging. Both rooms were painted the same colour purple which normally I would paint a neutral colour to appeal to more buyers. However, the budget for paint went to the master bedroom which was mint green and the dining/living rooms which were painted baby pink. I decided to stage the rooms in two different colour pallettes so buyers could see how they could make the purple rooms work for them if they were not going to paint right away.

Hi Laraine, I agree, if you can't keep the buyer in the home for at least 15 to 20 minutes they are not likely to put an offer in on the property. These bedrooms were just so inviting with the white sheers blowing gently in the breeze it really encouraged buyers to linger in the room much longer than if they were vacant.

Hi Cathy, yes that was the look, fresh. The breeze was blowing in on a warm summer day and it just said ahhhh... come in and relax.

Hi Karen, I do love little girls having two of my own. They are 29 and 26 now but I still remember how much fun it was to design their rooms. I always made my own duvet covers, draperies and accent cushions so they had a room that was truly their own.

I am dealing with a home right now that is absolutely gorgeous on the main floor and in the loft suite upstairs but there are two vacant bedrooms downstairs that I think are more of a detriment than a benefit. I don't know what to do with them.

Hi Tanya, exactly. You never know the age group of the prospective buyers children so you try as a stager to create as neutral a look to appeal to the widest group of buyeres. This room could appeal to a little girl or to a teenager.
