The agent called us with a problem:

Potential buyers could not envision how to create a living and dining area in this tiny condo.  When the condo was vacant, this space appeared to be so small that you could barely fit a couple of club chairs in this room! 

Problem solved!

How did we do it?  We used smaller scale furniture, an area rug to define the "living room" and artwork to define the "dining room" spaces.  Glass tables, which take up less visual space than solid pieces, are used for the coffee table and dining table.  Touches of black are used to add sophistication, and the color palette of sage green, tan and a terra-cotta red unify the space.  Window panels and a few well chosen accessories keep the look clean and chich.

Now potential buyers can see themselves living in this condo, enjoying a cozy living and dining room with family and friends.  Mission accomplished!

The space looks great! That's one of my favorite color schemes. Choosing a small loveseat that is the same color as the walls really helps open up the space, too.
