Although the Real Estate Center has not posted their figures for May 2009 yet, let me give you some information that I've viewed in our local MLS*
As I talked about in my last Waco Market Update, this year of May appears to be much like April in comparison to April and May of 2008. In other words, sales are down from last year and median sales prices showed slight increases.
According to The Real Estate Center May of 2008 produced the following results:
242 residential sales
109,100 median sales price
Information from the MLS* for May of 2009 reflects:
184 residential sales
114,888 median sales price
And as we are midway through June, here is what our MLS* is telling me so far:
Up until today, June 15th 2009
109 residential sales
125,000 median sales price
Which appears to put us on target to be nearly identical to last year's June figures as stated by the Real Estate Center which was a total of 226 residential sales. Again bucking the median sales price which was 116,800 at that time.
Although our sales this year have so far been less than those of last, it looks like June has the potential to change that trend. It will be very interesting to see what the rest of June and the last half of this year will bring. Hopefully more good news.
