A final walk through in a home is a buyer's right that should never be waived. Buyers of a home that have not yet taken physical possession of a home still have a right to the property.  That right is an called an "Equitable interest." 

First of all a final walk through isn't a home inspection, and it is not another opportunity for new negotiations via a second home inspection.     The final walk through of a home allows the purchaser to examine the home is in the same condition as the day they placed a purchase offer on it.  It is also an opportunity to examine that items that were to be corrected or repaired ( As per an an inspection with a right to request repairs), touch ups, and promised upgrades have been installed as in accordance of the terms of the contract.  The final walk through should never be waived.  In accordance with Georgia State law...closing is an acceptance of all items unless otherwise addressed in writing or at closing.

If the final walk through is unremarkable, the home buyer upon completion can proceed to closing. It is a non event.  However, the final walk through allows identified unacceptable smaller items may be corrected prior to closing, (a builder's punch list) or a closing may be postponed for an unacceptable conditions until they are set right.  If major items cannot be completed prior to closing, escrows can be placed aside until they are completed.  However these days that may not be allowed with many new lender guidelines.

The importance of the final walk-through was drove home by my first real estate instructor Dorothy Tymon.  She shared with the call that a property she had purchased the seller was balking and stalling on allowing her into the property prior to closing.  When she was finally able to gain access to the property she found there had been a major fire.  The property was gutted, but since it was a very valuable piece of property, she had an interest in the insurance monies that would restore the property to the condition it was in when her offer was accepted!  It was a point I never forgot.  Life can change at a moment's notice and a storm, fire, flood or act of God can change the condition of the property.  Damage can occur as items are moved out of the property.  If nothing is amiss, there is a lot to be said for the 'peace of mind' a final walk through can bring.  For those that have waived a final walk through - regrets, and resentments may follow.

Jim - 2 years ago a fellow associate had a similar disaster on his listing but the house burned completely. Not much to walk through. You are spot on that a final walk through is the easiest and may be the most important insurance/assurance a buyer can vring to the closing table

Jim we've always required final walk throughs. It's amazing what has been discovered over the years.  And now with all the reo's here in Phoenix it's a serious problem.  Vacant houses attract unwanted visitors and... 'les voila'... there are no air conditioners or appliances or windows are broken out.  In one house there was even a stolen car in the garage.....yes...a stolen car!   That was a real mess to handle but handle it we must.  Final walk throughs have alwasy been important....and these days they are producing more than we could have possibly imagined.

I think the reason buyer's agents don't understand these things is because their agents aren't able to manage their expectations from the beginning.

Great blog.  Even if I represent the seller I like it when the buyer has done a final walk through, and if they have not I asked that they sign a form they they chose not to do the final walk through.

Claude Cross Charlotte NC Real Estate (HomesByCross,Inc.)  Claude over the years on a final walk through I have personally witnessed, moving damage, floods from a burst pipe, storm damage and more.  Each home closed, and each side was treated fairly.  A final walk through allows closure for all.

All I can say is where did you find such an attractive young couple?  For everyone else's information that is my youngest daughter who Jim and Ellen took care of as if she was their own.  I "met" Jim on AR and didn't hesitate for one minute to turn one of the biggest decisions of my daughters life over to the husband and wife team of Jim and Ellen Crawford.  I will be forever grateful!

A walk through is a necessity that every home buyer should do. It can be very costly if it's not done and something is wrong at the house. First-time buyers ought to be specifically advised.

Jim, A walk through is also a good time to keep their excitment up about their house.  It is amazing how often a couple walks through a home and makes an offer.  They might bring family through during the course of the escrow, but rarely do they revisit the house.  Now, they have all the signing to do and ... they have to bring their money.  Nothing like a good walk through to fire them up for those activities.  Thanks for reminding us of how important the walk through is.  Not a bad time to remind them of your appreciation for referrals as well.

Hello Jim, as always you've nicely articulated a very important step in the home-buying process.  We've recently had a home purchase where the seller's vacant property had an upstairs bathroom sink supply line spring a leak, damagaing the bathroom and on down into the garage -- and it was one-week before closing (the seller found this one)!  Even though the seller found this problem I told my folks this is one of the reasons we do a final walk-through.  Thanks!  John
