WooHoo! Open House yesterday. Fellow Agent, Randy Prothero asked me to help him out with an Open House from 2-5pm yesterday as he had to be present for another one.

No Problemo!

Not too bad. I hung out on the phone for the first half hour with another agent who I have a listing with in Kumulani Gated Community in Makakilo.

Then they started coming!

First a neighbor who wanted to see if they could get ideas for their own townhouse a couple doors down. Typical. We always get one of those.

Then a few buyers who had their own agents.

And then the threesome.  First question: Is this for Sale? (Big Century 21 sign as tall as I am outside with a giant FOR SALE on it) Uh...yes. They go upstairs, out in the yard and ask a few questions here and there.

Then, the big question. Do you have any rentals? Uh, sure, take my card and call the office number in the morning and they can let you know what's available.

Apples/Oranges. For Sale/For Rent.

Sally _ LOVE the outfit! We had an open house SAT that was the biggest turnout we have had! Brian usually does his set up etc. this time he didn't have time to do anything other than to talk to people. He estimates around 50-60 people. We didn't even go grazy advertising. Go figure. Oh the location is excellent for opens :) Now where is that offer? ~Rita

Localism Sponsor

We had a cash buyer sale from an Open House in a better community.  In the lower economic range we did not have a cash buyer offer.  So that tells you something right there.  Keep advertising and someone will show up eventually it is not that many hours.  My own houses were sold thru opens so I know it is possible but not an everyday thing.  Nothing is for sure in this business.

We had one two blocks from me on Sunday that had 22 people go thru....!

Sally - well, you just never know. Sometimes advertising makes a difference, but we see lots of folks out looking, for all kinds of things. Is that your OH outfit? If so I would htink it attracts much attention.

Richard: Open Houses do work here....with a densely populated island our neighborhoods run smack next to each other. :)

Adell: Well, I had a total of 9 groups (not including the neighbor :)

Rita: Good luck!  Hope you get that offer...and 50-60 is amazing! Come to think of it...that's how it usually is...must of been the heat and graduation parties :)

Vicky: Actually, over here I've sold many from Open Houses...I've also picked up buyers....at the very least they went and told their agent they wanted to put in an offer :)

Monika: You're right...nothing is for sure...but all avenues we do try .... one thing about over here...nice weather year round...and open house are THE sunday event :)

Darin: On our island and in this particular neighborhood we use the Open House Guide...Our Open House (public site) from MLS, internet advertising and plenty of signs! Remember, our island is not big like where you live...and a total of 9 groups with 2-4 people each....possible about 22 as well!  We just look at it as 'groups' because typically a family of four would count as one group :P

Jeff: I'm seriously considering it. I've seen clowns and stuff...so hey, why not geared up for a challenge :)

I do a lot of open houses and usually get a fair amount of traffic when I do them. Anything that puts me face to face with people is a good idea in my book.
