Why the heck won't my home sell??

Realtors should all have a general knowledge (if not an extensive knowledge) of things like contract writing, negotiating, Real Estate law, etc. Sure, some agents are better than others when it comes to those things. Some may be more shy than others and can't negotiate as well. Others may have to ask their Broker to help them fill out the contract. Bottom line is that there are a LOT of agents who have a good knowledge of the basics. 

When it comes to listing a home though, what sets a good listing agent from a GREAT listing agent?

MARKETING!!

Don't all agents have access to the MLS? Don't all agents have a decent looking sign that can go in the front yard? Don't most :) agents hold open houses from time to time? What happens AFTER that is what separates the men from the boys (sorry ladies), the pee wees from the Majors, the good agents from the GREAT ones. EXPOSURE is the primary job of a listing agent! Think about it... How do we hear about a product? TV, radio, word of mouth, the internet, etc. I know that most agents don't have the money to advertise on the radio or television BUT we ALL have access to the internet (If not then get a new occupation). Online marketing

Put yourself in a potential buyers position (before contacting an agent). What is the FIRST thing that you might do? GET ONLINE!

We have one of the most powerful tools at our fingertips and the best part is that it doesn't cost anything more than our monthly bill. When a buyer is looking online why doesn't your home show up? Probably because IT ISN"T THERE!! Again, it is in the MLS but that does not show up in a normal Google, Yahoo search. What about the families in Miami doing a search for Nashville homes for sale? Even better, what about the families that just MIGHT be in Malaysia looking at Real Estate in your home town? A "GREAT" listing agent will find a way for 1,000's and 1,000's of people to see their home. 

Agents have a habit of stating why their listing is the best thing that has happened since sliced bread. Who reads those catchy words? OTHER AGENTS!! As an agent I have trained myself to see past that anyway. Potential buyers are the ones that need to see why your listing is the best thing on the market. 

There are MANY MANY ways to have a your listings show up online. Social networks such as Facebook, Twitter, and Myspace are bigger than what you may think. What about shooting a video of each listing and uploading it to your Myspace, Facebook, Youtube, etc. You can tag these videos with the key search words! Let's say you have a home in the "12 South" area in Nashville, you can tag that video as "12 South home for sale, Nashville". When that family from Miami searches in your neighborhood then that video WILL show up!

You are correct! For the right price ANYTHING will sell. Sometimes though homes are price "correctly" but not necessarily priced to sell. I think that is where good marketing can come in. The more exposure the better! Thanks for the comment

Stephen - I agree with Carl on this one. It does need to get as much exposure as possible on the web. But in the end price and condition will determine when it sells.

Ahhhh the key word....or one of them anyway...condition.  I can't tell you how aggravating it is to drive by some of the homes around here that aren't selling and we all know why....the landscaping lacks and so does the overall care of the home....its a wonder anyone would even bother to go inside!!  The3y have aqbsolutely NO curb appeal at all....you realtors must be pulling your hair out!!  You must6 have to market these places to death...just to get it sold and for anything anyone would bother to pay...so sad....
