As a Shady Hollow resident Realtor I stay on top of the new construction in my south Austin neighborhood. Marbridge Farms sold some of their land last fall to a few distinguished builders. The latest builders to enter this area are: Mercedes Homes and Buffington Signature Homes. They are both building in the Bridges of Bear Creek. These homes are lovely and offer many wonderful upgrades: solid granite counter-tops, extra high ceilings, game-rooms, three car garages, hand scraped wood floors, huge covered patios, built-in BBQ grills and open floor plans.

These tastefully constructed homes offer Energy Star appliances which create many thousands of dollars in savings over the time you live in this home. The Energy Star rated homes must meet very strict guidelines for energy efficiency which are determined by the US EPA. These homes will have lower energy bills and they help reduce global warming by producing less green house gas emissions.

Presently Buffington has several lots available and Mercedes Homes has five homes that are ready to move in. Mercedes is offering steep reductions for a few of these homes.

Dominic Floor-plan located at 2125 Turtle Mountain Bend has 2321 square feet, 3 bedrooms, 2 bathrooms, with upgraded offset tile, study with a fireplace, huge back patio with outdoor fireplace and built-in BBQ Grill. This home was listed at $407,990, and has been reduced to only $389,990!

Gabriel floor-plan located at 2308 Turtle Mountain Bend with 3254 square feet has 5 bedrooms, 3.50 baths, 18 foot ceilings, and a three car garage. This home was listed at $403,990. and is now reduced to only $394,990! 

Remember that the sales associate at the model home works for the builder. Make sure you call a Realtor to accompany you when you visit any builder. Your Realtor will help you get the best value for your money. Your Realtor will be able to provide comparable prices for homes so you know that the home you purchase is a good value!

Is this post not a little contradictory to your other post about urban sprawl?

Dear Jim,

I can see how you might come to that conclusion, however I don't think so as this is in a tiny pocket totally surrounded by Austin. I am not as worried about sprawl as I am the building beyond the capability of the area resources. This development is on Brodie Lane which was "improved about 15 years ago with much larger water and sewer lines. My real concern is building over the aquifer and this tiny community is not directly over the aquifer. The community is small with only about 40 homes. The homes have many green built features and green building materials and they have kept all of the large trees.

I should mention the other post was about communities that have 10,000+ homes 20 miles and about 30+ miles from downtown Austin. Now that is urban sprawl.
