I've truly been "MIA."  I haven't posted in almost a MONTH!!! Part of it is 'cause I'm busy -- writing MULTIPLE offers in order to get my buyers a house. Part of it is 'cause I'm just outta the habit. I can always find something to say, so it's not that - so I'm trying to be more diligent here on the Rain!

I miss you all - really I DO!!!

Now, a little about what's going on in the Phoenix, Mesa, Queen Creek, Gold Canyon areas! Lots of bids, cash buyers
Questionsand INVESTORS!!! The headlines in our paper recently shouted "THEY'RE BACK!!" One investor with a million dollars purchased several properties to rent out.

So? The next problem to come down the pike would be an overabundance of rental properties. Many call on a weekly/monthly basis to find a rental because they've lost their home - so, that probably means having rental property CAN be a good thing, BUT "too much of a good thing, perhaps."

Our inventory is down, and we have buyers, and sellers are more realistic...BUT we all hold our breath until the appraisal comes in.

So, those of you who have been better than I have lately, what's new on the RAIN?

You speak the truth, Teri.  The last three offers I have written have been on bank properties.  In all, they totalled 92K over list price.  Amazing, that only netted me 1 for 3 results.  Half of our market is like 2005 at half the price.  The other half of our market is simply stagnant.  Overpriced resale homes that can't/won't compete.  Strange times, indeed.  Working 12-14 hour days, and still having a hard time planting my buyers due to the extreme competition for the best properties.  Good for the market, tough on us.

Teru - we have missed YOU. But being busy is GOOD. You have to wonder where it will all lead. There are more investors/cash buyers here. They don't face the risk of appraisals adn such, although you wonder if the market will end up with too many rentals at some point. The bank and short sale propeties are a major challenge here too. Multiple offers on almost all distress sales and many over asking, at least at the lower end of the market.

Paul, very tough.....and very tough on our buyers hoping to pick up a good deal!! I'm now on the third offer for an $85,000 buyer....;-) and it's a referral from a Rainer. ;-) I think the thought that Realtors don't earn their money has gone by the wayside.....;-)
