Home Trends and the Current MarketBrick Home

With all the new homes built and on the market, have builders decided to change and meet the desires of the buyers? Last month (April 2007) had the biggest increase in new single family home sales in quite a while.  According to the US Census, there was a 16.2 percent increase. The median sales price of new houses sold in April 2007 was $229,100; the average sales price was $299,100.  When you adjust this for the season this represents a supply of 6.5 months at the current sales rate.

Okay, so where does that lead us in home trends?  What are buyers wanting in a new home?  Well according to a survey conducted by Mark Nash, author of the Real Estate A-Z for Buying and Selling a Home, he found the following five unexpected home building and renovation trends.

  • Upscale Garages: buyers want garages that are have amenities representing a home interior.  They want cabinets and storage systems, refrigerators matching the interior, air conditioning and flooring resembling the look if the home interior! 
  • Caving: a place were someone in the home can go to work on projects, do their personal tasks and get away from the grind.  But it needs to be personalized and dedicated to them with all the comforts of home.
  • Rejuvenation Rooms: this is more than a workout area, it is a place to do your cardio and yoga training, then relax in a sauna or take a refreshing hot steam shower!
  • Heated Patio: you had the heated driveways, then walkways, well now they are looking for the heated patio to add to that outdoor living.
  • Snoring Rooms: I find this one the most interesting of all.  The trend is now to have two master suites or a separate room adjacent to the master suite where a snoring spouse can go for a restful sleep.

Understanding the buyer is important and they may say they want one thing and end up buying something entirely different. Have you had buyers who like the living room of one house, the kitchen of another and maybe location of a third and so on and you are tempted to tell them they should buy a lot and build it themself.? We all have buyers with "champagne taste on beer budget."
