The Salem Oregon metro area is filled with smaller towns.  Small towns are a huge part of Oregon, in fact.  Analysis of small towns is really difficult due to lack of sales volume, so for the smaller Marion and Polk county cities I am just giving year to date averages rather than month to month averages for real estate sales.

The other option may be comparing year over year data.  I guess it will depend on just how small of a sample size you are talking about.
