Sometimes home staging is just a matter of rearranging the furniture to make the space appear larger and more aesthetically pleasing.  Rockland Home Staging recently did a consultation with the owner of a one bedroom condo. The unit was overpowered by the large entertainment center and bulky furniture. We had a budget of $0 for this project.  I was called in to to a consultation and the homeowners did all the heavy lifting! Here are the results.

The photos on the left are the actual MLS photos, mine are on the right.  I think choosing a good angle and having a wide angle camera also help.

By separating the entertainment center and placing the two pieces on the side of the windows we really maximized the space. The hutch that was to the right of the window fit perfectly in the entry that was previously bare. Even with no budget staging can make a difference.

Thanks guys. Someday I'm going to get a big budget job and be able to stage it with all the bells and whistles (you can substitute: fake fruit and rolled towels) but for right now I'm doing what I can to help people sell.

I do need to clarify, it is not completely free home staging, the homeowners do pay me for a consultation.  (I haven't completely lost my mind). (( not yet anyway))

Now here's an example of where staging shines, even with a minimal budget. The client is paying for

your knowledge. Well done...the rooms are more functional and open.

Hi Maureen, I do many consultations where the homeowner does not have me in to do the staging. I always look at the listing photos afterward and I am usually pretty satisfied with what I see. Some clients really don't have a budget to work with, so we do what we can in our consultations to help them get the property prepared for sale. The Realtor is happy, the client is happy and as you say, you get paid for the consultation. Win, win, win in my books. Great post and photos to show the proof of what a detailed consultation can achieve with the elbow grease done by the homeowner.

That's fantastic!  It always amazes me how doing something so small, like removing the table cloths from those two pieces makes such a big improvement to the 'space' it self.  Koodos!
