Usually I only take listings in North and South Kohala, but I jumped at the chance to list a very special property being offered by good friends who are ready to downsize and maybe have a large garden rather than a gentleman or gentlewoman farm. If you have ever driven south of Kailua-Kona through the lush coffee-growing district and visited the historic sites where native Hawaiians first had contact with Europeans,you will know what I mean when I say I feel like I'm in the real Hawai'i in the district of South Kona.
This 3.7-acre property is extremely private, bounded by old stone walls and a portion of old native forest with ohia and koa trees. Rich volcanic soil, warm climate with gentle breezes, and summer afternoon rains make it a perfect spot for gardens and orchards. The orchards include the best tropical fruits:grapefruit, orange, Meyer lemon, papaya, mango, lilikoi and banana; the vegetable gardens produce abundantly. (My friends actually took out most of the coffee as it is extremely labor-intensive). They recently built a brand-new chicken coop which features sliding drawers for removing eggs without bothering the hens. A cleared pasture is suitable for goats, horses, or other livestock. A large catchment tank provides water, and although the house has county electric service it could easily be converted to solar.
From the master bedroom, you look over the top of the orchards to the peaceful ocean beyond. A wrap-around lanai on the main floor and a large deck off the master provide for indoor/outdoor living. The current owner has her painting easel set up on the deck.
The spacious 3BR/3BA cedar home is accented with stained glass windows and a fireplace adds to the ambiance. The high ceilinged great room and the kitchen open to the dining room make this a wonderful home for casual entertaining. In fact, that's where I clebrated my last milestone birthday (well, let's just say I'm approaching the highway speed limit)!
There is also a separate one-bedroom cottage for guests or a property caretaker/farmhand.
Not nearly as touristed as South Kohala, insiders know that some of the best beaches for swimming and surfing are an hour south of Kona. And the homeowners in the small Papa Bay Estates subdivision have use of a small beach down a private 4WD road!
The property is priced to sell at $765,000, well under its recent appraisal.
