Key Points

  1. Sales continue to be off by 20% from last year.  That being said, inventory has been held in relative check as many sellers are keeping their homes off of the market.
  2. Investors and First Time Home Buyers continue to represent a large portion of the Shepherdsville Market.  Personally, I am working with 3-4 first time home buyers who are looking in the Shepherdsville area.  These are qualified buyers who want to take advantage of the $8000 tax credit.
  3. The jump in sales price is neither a trend nor a real anomoly.  Five (5) homes sold for over $250,000 last month.  While this is great, the average sales price for the year continues to be down.
  4. Shepherdsville sellers have to be realistic about comparable home sales in your neighborhoods.  While most homes are holding their value, few are appreciating at any significant pace.  When you are ready to sell, find a knowledgeable Bullitt County Real Estate Agent who can help you price, prepare, and promote your home.

Erik these are very good statistics, and I do believe you are not alone.  Many markets are very erratic, but at least your prices are not in free fall like some of the very high priced markets.

Jim - My broker recently made a comment that we were still in a Mayberry world here in Louisville.  It's not all good news for sure, but both her and you make a valid point.  We are doing much better than many other areas.
