You know, I'm certain each one of us Realtors has a bag full of stories about GREAT SHOWINGS GOING BAD BECAUSE OF THE NEIGHBORS...don't we?two_cents.gif picture by dabydoll

Most of us have neighbors. How many times have you had a next door neighbor approach you during a showing to give you their two cents?

How many times have they actually helped?

In the beginning of the summer I had a very interested party in a Waterfront listing and a strong second showing. Sitting right on the water was a second lot that was included with the sale of the home. We were walking the lot and admiring the view and out comes the next door neighbor.

Regular greetings insued. My client then asked the ten dollar question...does it ever flood here?

"Oh yes, said the man. The water has been under that house before (house on stilts) and it comes way up here when it rains a lot."

My face scrunched up pitifully and a big "HUH?" was about all I could say. I knew better.

Out comes his wife. Regular greetings insued.

 

The conversation resumed and the wife said, "It has not! Hubby (name withheld) you're dreaming! That water was never that high. In fact the only time it ever came over the bulkhead was back in 1996!"

THEY GOT INTO AN ARGUMENT RIGHT IN FRONT OF ALL OF US!

YIKES....

A REAL ARGUMENT. "YOU OLD FOOL/YOU OLD WOMAN" KIND OF ARGUMENT.

Meanwhile back at the ranch my clients and myself began to distance ourselves and headed back to the property. Quickly saying our good-byes.

After consulting with the listing agent I confirmed that the water had never been that high...but my clients...needless to say decided against the house.

I now keep my radar up and running while showing. I attempt to diminish the possibility of "running into the neighbors" as much as possible.boxchocolates2.jpg box chocolates 2 image by beckyrisner

That's kinda like a cheap box of chocolates. You never know what you're gonna get! Beware of the neighbors!

Interestingly enough, as a buyer's agent... I want my buyer to hear this stuff.

If the water comes up and laps at his front door, I want him to know.  And if he's not okay with that, I want him to go find something else.  So I'm not scared of my clients talking to the neighbors... in fact I encourage it.

Most likely, he's going to call me 5, 7, 10 years from now and expect me to sell that submarine shack for him... and I want to feel good about it.

Alan, I have run across neighbors that are right on with their information also. This one though was out of control and was not telling the truth! I also work as a buyer's agent at times. And, you're right about wanting to disclose EVERYTHING! Problem is when they bring in their opinions or delusions!

I once showed a home three times to the same prospective buyers.  On their third visit, aneighbor comes over and introduces himself as we were about ready to leave.  The neighbor nonchalantly says that he and his wife are swingers and they would love to get to know my clients once they purchase the home.  No, my buyers did not buy that home.  Ah, the neighbors.

Howdy there Deb

I was starting the outside part of an inspection last week. An along came the nextdoor neighbor. He started out asken if I was looking to buy the home, so I told him no. I was the Home Inspector, Inspecting the home. Boy did he start running that there home down, my client's and their Agent was not there yet. When I got in to the home there were a few major problems. But not anything like the man was doing his best to make me believe. This home was a Bank Repo. So I knew I'd be finding some thing wrong anyways.

Deb - Yes, I have had more buyers judge the neighbors more than anything one of the neighbors said about the property they might have been considering - and. sometimes, conversations don't even need to take place. Visual observations of neighbors and neighboring property can sometimes blow the sale.
