The public impression of Realtors is one of mixed emotions. Some people love them, others want nothing to do with them. The later, are usually most concerned about the cost of commissions. While there are some truly excellent Realty Professionals out there as Broker Bryant points out in Freedom of choice is a Liberty we should all have.
Everyone knows price will drive the market. The lower the price, the better the value is perecived by the consumer. In Osceola County, there are over 7000 single famiy homes for sale currently. The number of qualified buyers is significantly lower than that. The mid range homes in the $300-$350,000 price bracket are not moving much at all.
The quandry home sellers face is determined predominantly by WHEN they purchased their home. If purchased within the last 2-4 years chances are they were the economic upswing of the Real Estate Market. Therefore they have little to no equity established from which they can draw dwon on by reducing their current selling price.
They cannot and will not sell the house for less than they paid. There are hundreds of thousands of people stuck in this no win situation. Or is it?
Sleepers
A builder, has recently reduced prices in Harmony, Florida from the mid 300's to $291,000 on a 4 bedroom 3 bath luxury home. The existing resales in that are have been 1 per month by contrast. There are presently 1000 families living in Harmony, Florida and projected growth will be 10,000 by build out. The sleepers are found in the existing single family homes.
There are some "sleepers" amoung the very demur "available" signs. Harmony frowns on traditional Real Estate signs. When driving around one must look for the oval "available" signs. They have a phone number on them. Usually it is the Real Estate agents number.
