I ask this question with tongue in cheek. I have been talking with some Realtors's and Title agents as of late. They all have one thing in common when a deal goes South ( Dies or has problems) We agreed that a lot of deals that cancel or end up having an unsuccessful close of escrow do so because a lack of communication. A call or note could have prevented a lot of cancellations of escrow. I don't know if it is ego or a client,Realtor or agent or even a lender that when something in a deal comes up and it might be uncomfortable they shut down. Phone calls go to voice mail, e-mails don't get returned and it doesn't even help as the person who ever it maybe has locked up. they must think that if they speak or respond it will kill the deal. Man does this erk me.
I consider myself a problem solver, the main problem with that is the other people shut down and seem to be afraid to take the steps necessary to continue on, don't they know that no action can be worse than action. I for one have had to be a crisis management specialist. I don't know if that is a good thing, because the only way to get good at something is to have had LOTS of practice. ( I used to have an unmanageable territory in another profession and everything was crisis management because we couldn't get to it all. )
I tell title companies if they see a hick-up to let me know. I can't fix or react to it if I don't know about it. Most of the time it is a 10 minute fix. However if no one communicates it can become a deal killer, quickly.
So my advice to everyone is communicate, don't hide from problems or uncomfortable situations, embrace them and take it as a opportunity to overcome and be victorious.
There will always be problems that are not solvable, however with a little communication they might be a lot easier than you think. Remember that communication doesn't mean screaming or threatening the other party but trying to work together to have a successful transaction. the bottom line as Realtors is to get the job done in a fair way for all parties, doesn't always happen that way be we must try. Communication is the key...
