Many here on Active Rain must have realized that I have not been Blogging much recently.  I have also been taking care of my health...losing weight 30 pounds, and getting in shape.  TI was also busy because I was actually busy closing real estate deals for a change.  We have several more closings on the books which is a great thing in this market.  Our deals these days are mostly buyers that are mostly Internet related deals, and a few from Active Rain!

My favorite line is from the Sapranos when Carmella asks Tony to do something for her, and his response is "You know it's the busy season!"  No one knows exactly why Tony was busy, or what he was doing, but for me it was just real estate.  Never-the-less it is the busy season.  In real estate we used to have a very marked and pronounced season for sales, that is no longer true.  Relocations, and home sales at the end of the school year seem to be just a memory of years gone past.  This year we are seeing a few select relocations of choice, and first time home buyers that want genuine advice to guide them through the maze of possibilities.

Whatever the reason for buying a home, it is a great time to buy.  Sellers are willing to negotiate, and rates are still fantastic.

Jim - I agree!  It is the busy season and we have to do it while we can.  I have an old associate who used to smile, clap his hands, and say "show time" every time his phone rang.  That's a good attitude for right now!  Every contact counts!

It's crazy busy here in Northern CA at this time as well. Multiple offers and much competition. In many price bands we are in a seller's market.

yes, it's great.

The summer months are always the high season no matter what the market is like.

Hope you have a great season.

I'm gearing up to try and push it to the next level for the next 5 months.

Jim,

Vegas, too, has a busy season right now, in the lower half of the real estate market where bank REOs seem to be going for pennies from what they used to fetch.

That is awesome, congratulations!

Vickie Nagy, Realtor (925)407-7987 San Ramon, Danville, Walnut Creek & more (Keller Williams Realty in Danville CA)  Well I cannot say it is a "seller's market" in Atlanta, but buyers coming into my site and referrals are working.

Jim:

Our season goes into transition in June and summer slows up. We had been busy in the mid spring. You sound better that you have seen something constructive about the market. People need to live somewhere!

Richard Stabile Bergen County New Homes Builder Realtor (REMAX real estate associates)  Exactly.  Most of our business however is the result of years worth of Internet work.  It pays off while others complain there is just no work to be found.  We are also supplying work for at least 7 other agents.

Good news, Jim.  Getting busy also in the Ozarks.  Sure feels good, however, homes priced over $300,000 are still not getting any attention.  Buyers are pushing for better deals, but sellers don't seem to understand that they might have to reduce their asking price.

I'm in the busy season, too, Jim. Totally swamped. It's hard for me to churn out an article for my other web site but somehow I manage to do it. I was writing 3 a week, but I don't have the time. Too many listings, too many buyers in escrow. Not that I'm complaining, mind you, but I know empathize with you. Happy Father's Day, Jim.

Jim - My days are busy too. But I'm handling more short sales than ever. Turning into a short sale expert more than ever. I'm not complaining. But with short sales, there's no telling.
