So here’s an experiment in lead generation. Go to http://monitter.com  and at the top of the page and choose to read posts within 50 miles of your city (type your city into the text box.)  Next, at the top of each column add the words: Bank Owned, Foreclosure, and Investment Property.  What this should do is populate the three columns with the most recent Twitter posts of people within 50 miles of you who have mentioned “bank owned” “Foreclosure” or “Investment Property’ in their twitter accounts over the past few hours.  Granted, many of the posts will be from competing REALTORs, but there may just be more than a few prospective clients in that list looking for the services of a good real estate agent.

 

I tried this on a national level this morning looking for posts on Listing Leads and new real estate website, to join the discussion about the new lead generation services offered through RedX and was truly amazed at the number of people talking about expireds.  Anyway, for a technology savvy real estate agent, periodically monitoring moniter for prospects may be a good use of time.

This is a great source for tracking what people are talking about on twitter. I would use Google keyword search to develop a trend analyst of the real estate market area keywords like, Countrywide, Short Sales, Real Estate Agents, and maybe the type of homes, would be great keywords to look for. The market demographics of this will be important; I am guessing youthful, upwardly mobile high-income types, that are looking for the best buy they can find and agents that understand technology the market change that has occurred over the last few years. The area this is used in needs to have a high use of technology use smart phones, twitter...

I tried the search and unfortunately nothing came up for our area.  We are a rural county in Texas and many if not most realtors here do not utilize the social networking sites.  This is probably something better served for the larger cities and metropolitan areas.
