Dear Seller,

I am really sorry to tell you this but your home is not worth what you think it is.

Do you realize that 2005 was 4 years ago?

2005 was when homes like yours were selling over assessed value and sometime in a day. This is not the case anymore.

I know that someone told you your home was worth a lot more, but that was a different time and a different market than now.

I am really sorry but I can not in good conscious list your home for what you want me too.

Here are the comps in the area and the best we can get is almost 50-75K less than where you want to price your home...

Now I know that there are agents out there that will list your home at a higher price, but you will get frustrated and just have to lower the price to get it sold. Or you will just become inventory and you would blame me.

I really do wish you the best of luck, why are you looking at me like that?

The above is a true story of a recent listing appointment I had in Charlottesville Virginia.

The seller did get someone to list their home at the higher price.

Charles, first - that is a PRICELESS picture!  Second, we just had this same conversation two weeks ago.  And as you said - another realtor came in and listed well over the current comps, thus it will sit for a long time.  Worse yet is that it is vacant.

Our Indiana Assocation of REALTORS just came out with YTD sale stats that show per county the decrease in values of homes just from last year to this year - this info is helping somewhat on listing appointments but the number of listings we turned down because of sellers like you decribed  Charles is still up there!

Sellers living in 2005!

Boy oh boy - I couldn't agree more. I had a very similar experience recently. The local weekly rag blog even picked up on the over-pricing of that house as soon as it was listed by another agent for $75k more than I thought it was worth.

One of my agents had that issue last year. He listed with someone else. The house did now sell. He is staying put for now, but he thinks a lot more about my agents opinion and I'm sure he will call her again when he decides to sell, and is in a position to sell.
