Does Professional Staging Pay Off?  YES absolutely and here's a simple example.  

This is a manufactured house in a 55+ park at Bass Lake, California.  This house has been listed since the passing of the owner over a year ago. There are at least 7 other houses For Sale in this relatively small park.    The trustees have been paying the space rent (over $500 per month) and the mortgage, WISHING and HOPING that it would sell, so that they could move on and settle grandpa's estate.

SO the house sat and sat and sat.  Few showings and no interest.  Then the agent called Dream Interior Redesign and Staging this past March for a staging consultation/evaluation.  He said that previously he just didn't think that the trustee, family or estate attorney would go for staging because it was already costing them so much money. I did a quick write up for the Realtor and he sent it to the attorney.  In that write up I told him my opinion of why the house hadn't sold.  The attorney immediately said "make the changes, we need to move this house and get this estate settled."   

The dirty blue sculptured carpet was replaced, the entire home was painted and then I professionally staged the most important rooms.  This was a very low BUDGET staging due to the estate situation. The cost for the complete updating and staging package was just under $4500.  The home immediately had more exposure.  Showings increased dramatically and it was SOLD in just 37 days after our professional staging.  The new owners are delighted with their second home and they even wanted to purchase our staging items.

IF this house had not been updated and Professionally Staged by Dream Interior Redesign and Staging we know that it would still be waiting for a buyer.  And it would have to be a buyer that was willing to pay to make it livable.  

We realize that spending $4500 isn't a drop in the bucket and it might be difficult for sellers to imagine spending this to sell the house but the result was a SOLD sign.  We know that the trustees already spent well over $6500 letting this house SIT for a year and it may very well have cost them another $6500 while it sat for another year if the changes hadn't been made.  STAGING DOES PAY OFF!

Thank you Linda.  It was very low budget but since it SOLD that's what counts.  This RE agents uses me for most of his listings so he's a big supporter because he knows it works.

It's hard to believe that some realtors still don't see staging as a powerful marketing tool, isn't it?  It's simple math.  Figure the costs of upkeep, mortage (and in this case pad rental) over the course of a year - or stage.  It seems to obvious.  I wish more would use staging at the beginning of a sale instead of as a last ditch effort.

Wendy it's very true.  I know, because I've had my RE license and we owned a brokerage, that agents have training that shows them how to use numbers to their advantage for sellers and buyers. However, I imagine that many of them don't make facts and figures their allies.  It's too bad because everyone in the transaction loses out in the end.  Perhaps I should show them how to do it in my next realtor newsletter.  Thanks for commenting.

Ginger ~  Is this the home where the agent helped you with the staging because you were just about to go on vacation?  It looks wonderful and the color you added infused some badly-needed energy into this home!  Staging almost always makes sense when compared to the cost of carrying a mortgage, taxes, utilities, etc.

Wonderful work Ginger, both in persuading the attorney and sellers and in the staging.  Your work answers the question with a resounding YES.  Many sellers and their agents are peny wise and pound foolish when it comes to selling their homes.  Staging from the very beginning is usually less costly than the first price reduction!

Pam, thanks so much for looking me up and commenting.  I just went back and looked at my stats for a home that I did a consult on 2.5 years ago.  At that time it was listed for 2.1 million...but no staging was to take place.  NOW...2.5 years later it is still on the market and now for 1.5 million.  Do you think I could have staged it and made it more marketable for MUCH less than that price reduction.....it's a puzzle isn't it!
