If you currently have a Vessel to Dock or if you're planning to purchase one in the future, a very important consideration with Intracoastal Front Homes is to determine if they are located in a Wake Zone or not.  If you own a small Boat or other watercraft, Dockage with a Lift could be possible in an Intracoastal Wake Zone.   If the Home is located in a Wake Zone that's not suitable for docking a larger Vessel, Dockage could be possible if the Home is located on a Point Lot that includes a protected side Canal.  Of course, some Intracoastal Homes are located such that Dockage is not possible at all, in which cases, the only remaining choices for Vessel Owners are Dockage in a Marina (many of which are available locally) or Dockage at another Single Family Home where the Owners permit Dockage to be Leased.

I am confused. Have been on 3 Florida real estate vacations and visited friends many times. Looking for small single family home or nice condo with 2 to 3 bedrooms and 3 baths  with low condo fee and responsible condo association and reasonable or no flood insurance and reasonable taxes from 250,000 to 400,000 on a canal or the intracoastal. We want to live in a walking town near a beach and have a boat slip behind our property. We think about Tampa/St. Pete but not nuts about the communities. Don't want to live in a blue-hair retirement community even though I am 67 almost and my wife is 60. We will remain active. My wife is a successful massage therapist with a high end following in DC metro area but will slow down to one or two massages a day. I am a retired school psychologist but practising and managing 5 other psychologists and probably will stop practicing to just do lectures and workshops and write. I have written three successful books and am tired of seeing clients.  We want Florida without the horror stories of Hiassen (spelling) and Tim Dorsey. We are Jewish but don't want to live in Boca. So, where do we go? We liked Lauderdale by the sea because of the low rise laws and it seemed to be a nice walking towns. Need some artsy people and a sprinkling of gays or there is no culture. I am a semi-professional jazz drummer. Use to be a pro as a young men. There are plenty of unemployed jazz musicians all over Florida. No worries.  Want something like Asheville, slightly hippie ish maybe.

Do you understand what I am talking about? We want to be around younger people and feel alive and have a little boat and walk on the beach and be in a real walking community that is affordable. Is that nuts?
