First Time Home Buyers, lets take a walk around the Home your looking at to buy- at the Grading and Drainage!

 

Will what do we have going on here?

This here area is whats known as a Negative Slope!

 

If this is left uncorrected it can cause or contribute to water intrusion or deterioration. There was evidence of water intrusion that was observed in the basement / crawlspace near this location. High moisture levels will cause deterioration of the structure if its left uncorrected. When ever I find this problem, I'll recommend that you have a qualified contractor correct the landscape to drain water away from the home and to install positive drainage as appropriate.

The other thing going on, with this area. The ground is coming up to the siding. This invites wood-destorying insects and rot to enjoy your home.

Dale - Kuddo's to you for once again expanding this issue. One simple thing to remember is water must drain "away" from the foundation. Folks just ignore the fact that a whole lot of damage as you stated above can happen and can be costly.

Thank you kindly, I've got 7 or 8 more parts of the inspection of this here home to write about to help folks to know about some of the different things we Home Inspectors can find at a home they are looking at to buy.

I reckon some folks just find it a lot easyer to ignore things, than to just get them fixed. So they don't end up with bigger probables to fix. But withe the help of Home Inspectors as you and myself, we'll get the word out to them. That by fixing a probable when its first found, they sure will save them selves a bit of money.

This is a good example of property that needs some excavation to keep water draining away from the foundation. We deal with properties when we put in septic systems that need to be excavated to make sure everything is level and designed to drain properly. We have different type of soil in Texas then you have up in your part of the country.
