First Time Home Buyers place accompany me, to take a look at a Basement and Crawlspace of this Home!

 

Our subject for today Basement, foundation and crawlspace moisture issues.

 

The Styles and Materials of our subject.

 

The foundation is made up of: Mortared rough stone, Poured concrete, and Masonry block

 

The basement floor is made of: Dirt

 

Method used to observe the crawispace area: It has limited access, only about a 5" clearance. So for your safty I'll be the only entring the crawlspace area

 

The floor structure over head: Is typical frame construction

 

The wall structure: Not visible

 

The columns or piers are: Wood piers, Supporting the walls

 

Drainage Sumps: No drainage sump found

 

Basement moisture: Damp but no standing water

 

Relative humidity in our subject basement: High

 There is visible evidence of water intrusion in the basement / crawlspace. Due to the lack of recent rain it was not possible to determine the full extent of water intrusion or how offen it will occur. The basement / crawlspace should be monitored during and after the next heavy rain falls / snow melt to determine the water entry. A qualifed contractor should evaluate and make corrections as needed.

Dale our weather is quite different in our area then up in your area of New Hampshire. However, we do crawl under pier and beam when possible. We alwyays look for any type water penetration in this area and around any type foundation. If not checked it can certainly sneak up and cause damage, even draw some unwanted insects that can cause a whole lot of damage. It's just part of regular home maintenance; whether you are selling or buying you should really have these areas checked by a professional.

Howdy there Carl, Ceil, and Steven

Its sure always a real pleasure to have the three of you stop by to sit and visit for a little bit, and to read and reply back to the comments that Y'all took the time to write and leave on one of the posts. Here at my little ole Blogging Homestead, my friends

Carl - all though the weather is different in each of our areas, home in both areas can end up with some of the same problems. They just come about in a bit of a different way. You sure are right that if folks don't keep an eye out water penetration around which ever foundation type they may have, they sure can end up with damage to that area og the home.

Steven - in this here area a lot of the homes have bouth basement and crawlspaces under them. And I've came along many problems when doing an inspection of the areas of them.

Ever though all three of us, do Home Inspections in different parts of the Country. Some of the problems we find are the same kind.
