Inventory is declining, pending contracts and sales are increasing.

Sales continue to be lead by foreclosures and short sales.  However, signs of strength are beginning to be noticed with sales other than distressed sales.

Jim,I have to agree,I am seeing more business out of our Naples contingent than last year this time....Naples is a great place to live!

Good news in your area.  Ours has not seen increases in sales yet and inventory prices are still down about 20% from last year.

By my estimates the Average Sales Price in May 2009, was approximately $350,000. 

In June of 2008, the Average Sales Price was approximately $600,000.

Foreclosures, short sales and the national economy are the drivers of these declining sales prices.
