First Time Home Buyers place accompany me, to take a look at the area of this home's Two Chimney!

Heres a pair of binoculars for you to use, while I go up on the roof to look around.

Can you see every thing okay?

 

Our subjects for this part of the Inspection is going to be the two chimneys of the home.

 

The Styles and Materials of our subject.

 

Viewed the roof covering from: Walking the roof

Roof Type: Gable

Roof Age Reported By: Sellers disclosure statement. to be 5 years old

Roof Covering: Asphalt/Fiberglass or Felt Architectural

Number of Roofing Layers: Unable to determine

Dripedge Installed: Yes, Metal Snow Slide

Sky Lights: None

Roof Drainage (Gutters/Downspoutes) Installed: None installed

Roof Frame: Rafters, Rough sawn full dimension

Roof Sheathing: Boards

Chimneys (exterior) Two

Main Chimney: Rock

Second Chimney: Red Birck

Exterior chimneys and roof penetrations

 

The main chimney of this home is leaning or has pulled away from the side of the home. A leaning chimney sure is considered unsafe until inspected by a structural engineet and anyone else that may be needed such as a chimney sweep. My recommendation here, would be to have a qualified structural engineer evaluate and determine needed repairs.

Lets take a look at the second chimney now

Neither one of the chimneys flues have a rain cover and/or a screened cover installed. Rain and screen covers prevent the following:

  • Fire hazard from wood fire sparks and embers exiting the flues
  • Wildlife (birds, rodents, raccoons, etc.) from entering the flues
  • Rainwater entering the flues and mixing with combustion deposits, creating caustic chemicals which can corrode flues
  • Rainwater entering flues and causing damage to terracotta flue tiles from freeze-thaw cycles

My recommendetion here, would be to have a qualified chimney service contractor install screened covers where missing. The screens should have holes 1/4 inch or larger.

Yes I have found a few homes, in the area that the chimney of the home has had problems of one kind or another.

Will there are a few reasons for this to happen. In this case, part of the problem with this one. The chimney was built with out a footing at the base of it. The ground under and around this chimney, had became very soft over the years.

Dale - From looking at your pic's I believe you may have found some additional items for the engineer to look at. I don't know the age of the home it is obvious thatmovement is going on somewhere to cause that chimney to pull away from the structure. You are right everyone needs a chimney cover for the exact reasons you discussed.

This home is 50 or so years old. There are also a few other reasons as to why the main chimney is palling away from this home like it is. Talk about a home owners insurance nightmare that was just waitten to happen. That is if you could of even gotten insurance for the home.
