Candidly, I have few WOW stories this Spring season.  My staged homes have sold, only when beautifully presented and priced startlingly low.  While the suburbs on train line into New York City saw what little activity there was first this Spring, towns and villages further out in New Jersey struggled hard to find buyers this season.  So, it was great fun to discover that a rural young colonial I had consulted on had sold in 11 days!!  I was busy this Spring with work and with moving. I did not follow what happened to my Owner Occupied Consults as I might have done in slower years, earlier in my career.

[Note to self: check up on folks - the news can be great fun!!]

Here's the 11 day results:

And here's a fun house for which I only have after shots.  However, it, too had a speedy sale - 62 days - which in Watchung is remarkable and exciting in 2009.

Both listings were the handiwork of Chris Joo, who probably deserves a lot more credit than the humble stager!

Cheers, Eric.  Just loved that contemporary one.  Hard to believe I actually yearned for somethign built in 1978.  Just goes to show you how one's taste changes over time!

Cathy - so true.  Can one ever have too much of a good thing?

It's the total package isn't it?  The price as well as the Beauty Contest.

Juliet,

Beautiful homes!!!  Congratulations!!!

I like your saying "The right price as well as the Beauty Contest".  Each home that is Staged goes through the beautification process and is then ready for it's debut!!!

Hi Juliet, as  you say, always a good policy to keep in touch to see how the property fared on the market. It may have been 62 days but if everything else in the neighbourhood takes double the days on market then the staging did it's job-allowing the home owner to get back to normal living and to move on with their lives.

I ask the Realtors that I work for to email the final results for DOM and percentage of the selling price once the offer is firm. This gives them personal stats to use in their listing presentations. Something the other Realtors probably don't have to promote their service over another.

I like that line of reasoning with the realor, Michelle.  "It gives you a stat you can use to sell yourself with"  I always ask for stats, but rarely is it forthcoming.  Understandably.  The negotiation and keeping the deal together is really where the rubber hits the road for most realtors.

Lovely work, Juliet!  I hadn't heard your "Beauty Contest" phrase before-- funny and true.  Missed you at the showhouse-- got there too late that day.  Great work there too-- was glad I was able to visit!

Great job my friend. Love the beauty contest analogy. So are you going to keep stats from now on?  ;)))

Yeah, Lori.  I might just take that extra step....

The thing is, I always used to keep up.  Then the market went south and I stopped counting.  Now, some statistics are great; some are not - depending upon the price someone else puts on the home.
