Hello everyone - it is June 21st - Father's Day and everything here is lush, lush, lush!  We were in a drought here in Atlanta for the last few years but it has rained cats and dogs here and all the
lakes are now at full pool. 

Here are some examples of listing agents that don't deserve to be paid to market homes.  These are agents that I know personally charge at least 3% to the seller.


This house is listed for $ 7,920,000
It has acerage!

This is an example of how Lush the landscaping is right now.


Nice blue winter sky and dead grass!
Listed at $ 1,875,000  

 
Another beauty listed at $1,800,000

What are these agents thinking?


Yet another mansion listed at $1,695,000  


How about this one - know any buyers who want to
buy a SPOOKY home for $1,599,000

 

I could spend all night doing this - I only made it through 32 listings to find these beauties. 

The question is, is the real estate agent doing their part to bring buyers to the property by having this as a representative of the property?  I really have a bone to pick with this type of marketing and a high fee
to boot!  No wonder the public is confused.   The sad thing is that the sellers have probably not even bothered to look at their listing.  They just wonder why no one stops in to see the house...

Rhonda - As I pointed out in a post earlier this week, in this market, presentation is critical--inside and out. If you turn off a buyer when they turn in, you've lost them.

Yes, it is pretty amazing.  I just wrote another post and came back and looked at these pictures again.  The SPOOKY mansion makes me giggle.  I guess that seller will be holding that beauty for a while.

John:  You are absolutely right and yet so many agents just don't get it.  I don't get what they don't get.  Check the listing often and change out the photos often.

Hi Rhonda,

I love your blog posts, but frankly am confused with this one. What are you suggesting the listing agents do for these homes? There are a lot of factors, including financial resources of the sellers (if in fact there is an individual and not a bank selling). What type of grass is it; my rental in Maryland has zosia grass which is brown all winter and spring.  Let me hear some suggestions on what you would do for these brownies; I'll pass them on....because you and I are on the same page when it comes to advice and service for what we are paid for!

Hey Bob:

We dont' have any grass that is brown here.  This is bermuda grass in Atlanta and it is always green by March and at the latest April. 

I think that an agent, even an REO agent, which these are not, has the obligation to make sure that the photos are current.  What part of the marketing agreement are they fulfilling if they can't get the first part of the way they market right?

I can agree with you, But you are brave to point them out. In Georgia do you not have to have premission to use another agents photo or not.
