Well here in Clark County, we have passed a new NRS statue stating the seller has to provide and pay for the HOA resale package? Has any other REOagents out there presented this to their bank contacts yet? What kind of reception has been received out there? Do you feel as the listing agent you will be responsible for paying for it and get reimbursed once closed?

That is the direction alot of my sellers will want to go. But if I close 5 properties at once, that could run me 250 a POP until I get reimbursed! I don't know if my overhead can handle it.

I would love other REO agent comments.

I am certain that asset managers will want listing agents to pay up front and get reimbursed -- someday.  Just like utilities, repairs, etc.  Listing a lot of REOs is no fun without a great bankroll.

I don't think it is right, but the asset managers seem to think that there is always another agent right around the corner.

They are asking us to pay up front and be reimbursed. Some REO agents are not delivering the required HOC documents and the reason could be the cost. Regardless of the law, what do you do if the agent refuses to provide the documents?
