This home was listed for a year.

When the listing was renewed, I was called in to consult on the Home's presentation. My job was to advise on the things that were undermining the perceived "value". I went through the entire house, itemizing points per room that could be inexpensively addressed.

The homeowner didn't agree with a word I said. The only action they appear to have taken was to take out the vast tree in the foyer, and repaint the master bathroom.

I'm not the slightest bit offended that my advice wasn't taken. It's a free country, and when you are vested in your own taste, you think everyone who disagrees with you is wrong. You'll just wait for the right person to come along. Perfectly understandable. There's a cost associated with that line of thinking, though.

What is the cost of not presenting your home with the broadest appeal, styled by a professional?

In this case it took them 144 MORE days on the market, after the home had been listed for a year prior. And, it closed $175,000 lower than the list of $1,625,000. Here's the house. What would you have done differently?

Whether staging or brokerage, people are funny with regards to their own house.  They often think they alone have the skill and knowledge to stage, market, and sell it - not you, a professional!

The problem is - there is no shortage of people out there that will simply agree with them, just to get a signature!

And as long as they are, this problem, and poor perception about our professions, will continue.

Juliet: what a testimony to doing things right or paying the consequences. I am going to repost and send to clients. We offer to pay for three hours of pro staging for our sellers and in everycase, those who do - net more money.

Remediate the 80's out of that place...way too much florals and lose the Hollywood bathroom lights!  For over a million, buyers don't want to have to bring the house into the current decade!!!  You are right, people need to stop thinking like an owner and think like a buyer!

While we can't state absolutely that THE reason it languished on the market another 5 months and sold for less than asking had only to do with their decision not to stage, we will never know that if they had listened to your advice, it would have sold sooner and for asking.  But I will tell you, that if I was a buyer walking into this, I would be turned off.  The exterior is beautiful and I had high expectations until I saw all of the heavy, outdated, matchy matchy furniture and draperies and bedding, as well as the brass fixtures in the bathroom.  What a turn off.  As we all know, buyers may not walk through the house stating what I just said - most of the time it's all subconscious and they most likely just walk through and say they just don't like the house or feel good in it.

Oh Juliet, this is too common and very frustrating! It is beautiful outside but, I'm quite surprised that it even sold in 144 additional days!

In this market, who needs to purchase a home that is in need of so much obvious updating (as Donna mentioned, window treatments, brass fixtures and florals). All of which could be easily and inexpensively updated by a wise seller!

I agree with the comments of Debra and Donna.  These people need to realize that the average age of today's home buyer is 35.  What 35-year old wants to live in Grandma's house?

My favorite part is the large TV in front of the window. You did your job. There's only so much we can do to convince homeowners that staging is an investment. I think the most influential thing you can present is statistics. But really, the choice is the seller's and they probably paid for the decision not to change things...

My grandmothers retirement home just re-decorated....your client must have been the one who purchased the peach draperies and brass light fixtures from their dining hall!

Juliet - I have had the least success with the $1mil + homeowners. You would think they would be most likely to put a few dollars into their home. It doesn't make sense.

Yeah, I hear you!  there are some markets where anything "expensive looking" is of universal appeal, but overall, that's neither generic nor popular in this bumpy recession-that's-not!

I agree with the other's comments, especially Donna's.  I found the interior lacking in pizzaz - no warmth, no focal points, nothing for the potential buyer to recall after they have seen umpteen homes.  The decor was too predictable and boring.

Pride goeth before the fall?  I ran into one of those individuals last week, and if looks could kill!  No one was going to tell her how to decorate her home.
