The things the realtor will tell you will help you immediately decide if a community is right for you but remember they are in sales so you have to dig a little deeper and learn more about the community before you get there and learn the hard way.

It is the things that you can't see that are more important.

  1. Is there an HOA? How active is it? Do they enforce the CC&R's? What do others think of the HOA leadership- is it strong, or full of over zealous police?
  2. What are the guidelines for renters? How many do they allow in the community?
  3. How do they handle complaints? Does everyone get along in the community?

These are things that you may not think of until it is too late but is invaluable information to know when selecting a new community. You would hate to get there and find your neighbos are renters or that if you have renters who don't mow the grass there is nothing you can do. Selecting Idaho Real Estate is not just about fining a pretty house.
