Looks like a good deal! All that for only $314K plus incentives. Nice. Although the neighborhood could do with some nice mature trees. ;-) Great way to advertise new home builders and your ability to assist the buyer.

I think it's really important that buyers use a realtor! I can save buyers anywhere from $20-40K on a new home purchase. And smooth out all the problems so they don't become big issues.

Marianne.  This community was constructed on former pasture land.  In time all of the saplings planted by the builder will mature.  This is not unusual in our area. 

Robert.  They are priced very, very low.  This builder is selling.  Many who have not lowered their prices are not.

Hey Lenn, we have the same problem here. They're building out east in what used to be cow pastures. No trees. It's just so barren. And until the trees come in the area looks like that song from the '70's about the "ticky-tacky boxes on the hill."

Marianne.  We don't have the wide open bare spaces that you have in Texas.  Our cleared land is former pasture land or tilled fields, but trees are everywhere. 

Fact is, farm land is sold to developers, not by the farmers, but by the heirs. 

However, our virgin land is definately forested.

Oh, our area, in Colorado, just east of Colorado Springs, is high prairie. Not exactly cow pasture, but more cattle country. It's rather rolling and the elevation is around 4500 ft.

Marianne.  Your elevation is much higher than us. You're on the rise to the Rocky Mountains.  My area is about 550 fee above sea level.  That's forest country for hardwoods and some pines.

Hi Lenn, I live in Monument, CO. Our elevation here is 7300 ft above sea level. It gives people headaches and runny noses when they come to visit. We also have oxygen bars. That's where you go into a bar like establishment and get hooked up to an oxygen mask! They even offer a variety of flavors. Wild.

Marianne.  That is wild.  I've been in vehicles that rode the Bear Tooth from Yellowstone into Red Lodge and Cooke City in Montana.  That was some of the most beautiful scenary I can remember on trips out west.  That goes to about 11,000 feet.  I wasn't driving.  I have serious Acrophobia.  5,000 feet is about the limit of my comfort level.

We have taken the "Road to the Sun" in Glacier Park...very scarey. And there's one dirt road that goes over Mt. Herman from Monument, to Woodland Park that we've driven, only in the summer, mind you...and that's pretty scarey, too. Even the trip into Yosemite can be frightening. It's very narrow and there's a lot of traffic. I think the traffic's that's so scarey.

It's not traffic.  I have severe Acrophobia.  When my daughter heard I was going to Colorado, she told me to drive to the top of Pike's Peak and I would be cured. 

HA!  I got to 8,000 feet and that was it.  I told my friend that he'd have to drive the rest of the way.  He got "smart" and said that he wasn't going to drive. 

I told him that he either drive the rest of the way, another 6,000 feet or so or I would BACK DOWN.

He drove the rest of the way.  I couldn't even stand up when we got to the top. 

I wasn't cured.

LOL. I have been up to the top, but I took the cog incline train. And that wasn't too bad, because you're mostly looking at the trees and stuff outside the rail car. But, when we got to the top, I was amazed at how cold it was, and how little oxygen there was. I really didn't look around too much, because of the cold, and lack of air. I could hardly wait to get in the train to come back. I won't go again. And I have serious issues with the gondola cars. Absolutely hate them. And that includes ski lifts. Nope...not getting in it.

Marianne.  That **&%$%&*  followed me every place I went within eyesight in Colorado.  It's like a giant malevolent threat just watching waiting to smite some horrible revenge on those who would invade it's space.

It's an ugly mountain constantly surrounded by dark clouds, lightening and sporatic rain.  It manufactures it's own weather, mostly bad. 

I didn't think it was possible to hate a mountain until I met Pike's Peak.

You're just too funny. There are days when it's very pretty to look at. But, then, I've always live within the visual sight of mountains...except for a short time in Illinois. I'm going to have to take a "nice" photo of Pikes Peak to see if I can tempt you any. LOL
