Lake Forest is "Affordable Port St. Lucie West"

The First area I will be investigating with you is the gated community of Lake Forest. Lake Forest located in The City of Port St. Lucie's, Saint Lucie West area seems to boast some of the lowest price real estate of any of the gated subdivisions in the entire St. Lucie West development. My question is why? I looked at a very nice 3br / 2ba home with a pool for under $175,000.

                    

Based on what I saw driving around the neighborhood the price seems low. Lake Forest like most of the communities up and down the Treasure Coast of Florida is experiencing a low in it's market value. This community like many others in this part of Florida has a growing number of home owners in distress. As some fall behind on the mortgage payments more and more deals seem to pop up. The Short Sales, Bank Owned Properties and Foreclosures are driving property values south of what seems reasonable.

                     

The gate is unmanned, the push button type. While this type of gate offers only a modicum of security it does help to keep Home Owner Association dues to a minimum. Lake Forest has a very active HOA, one of the many functions the all volunteer force performs is a Neighborhood Patrol complete with official looking police cruisers. Many people are drawn to St. Lucie West for the safety and security. The home owners at Forest Lakes are determined to make sure their community stays crime free.

                                                

The community club house is modern and clean with a great view of the pool area. Next to the pool and club house is a very nice Fitness room with everything you would need to keep in shape. I apologize for the poor quality of pictures as I ran into a very suspicious member of the community patrol that did not take kindly to my photo taking. He got even hotter when I asked him to pose for this picture.

I like the architecture of the community, Kennedy Builders did a good job of keeping uniformity of the houses while allowing for a diversity of exterior design. I never got that cookie cutter feeling that many of these communities can leave you with.

Lake Forest boasts 689 single family homes. There are no Town Houses or Condos that many communities incorporate as a affordable alternative to living with the Big Dogs. Lake Forest satisfies this need with a section I suppose could be called the Villas area. The houses in that area are smaller and closer together. But if you are looking for an entry level price in a really nice community, the Villa area may be just what the Doctor ordered.

I am in the process of crunching the numbers in Lake Forest. I will be doing an extensive search of homes sold and currently on the market in this subdivision. I also have information about HOA fees and the percentage of renters in the community that I am putting together.
