My boss, Brandon ('Mr. Ashcroft' being his alias over at 'Ashcroft & Associates'... he also dislikes it when I use an ampersand rather than the word 'and' but I digress) got a bit of press today at Bloomberg.com.


This in turn churned up at least one other AR blog post from a frustrated Realtor.  If time permits, I'll look for others that aren't members only blogs as I'm sure there are more out there in Rainland. 

I knew when I got into the appraisal biz I was set to be a punching bag, but sometimes I grow tired of it.  Which angle am I not getting struck from?  Realtor?... nope, they got me in the nose today... Underwriter?... no no, they're always down for the sucker punch... Loan Officer?... he's laying low for now, but I sense a sneak attack coming... Management Company? .... ha!  They're just laying on the punches in rapid fire... Government? .... I think they just tagged me in the back of the head and pushed me into the Management Company for good measure.  Did I just hear the bell?

I know that the appraiser is like the referee at a football game - as long as everything goes according to the "fans" expectations, we aren't even noticed.  If expectations are not met, the "fans" are in an uproar.

I always try to utilize USPAP as my shield against the punches thrown.  The searchable electronic version available online has been especially useful - see the link below:

Thanks, Jesse!  I have one on my desktop.   My latest favorite note to anyone that contests my work is 'even if it was ethical, the underwriter would never let it pass through the system'... which is actually a true statement these days.

Sara, Its definitely lonely times for us. I do feel for the loan officers and mortgage brokers. They have a lot of new changes to contend with. The saga with the realtors will never change though, its commission driven and why not create an uproar and go for every dollar they can, they have no liability on the financing. Appraiser's and appraisals are such an integral part of our financing system and jeapordizing the integrity of this system because banks like Chase and Wells Fargo have enough clout in the government to promote their management companies seems shocking. To truly protect the integrity of the appraisal and prevent another economic calamity like this one these giant lending institutions would not be allowed to control the appraisal system and profit from it. The independent appraiser would be further protected with more serious repercussions for lender pressure. There is always more than one way to skin a cat.

Mortgage companies will hopefully soon wake up and realize that it would beehove them to spend the money to set up an external system to order and manage their appraisals. Regular audits by a governing board could ensure a firewall exists between the mortgage company and the appraiser. Waalah!!!  Afterall AMC's are NOT mandated by the HVCC. AMC's are just selling themselves as a free service to comply with HVCC. They're TAKING half the Appraiser's fee though.

The attacks seem to come from every which way these days. I probably should but rarely take the time to educate someone spouting all they know about horrible appraisers. There is google, go educate yourself.

I completely understand why you would feel this way. In every turn it seems like the industry is taking a hit. Best of luck to you.
