Costliest Mistake #2: Doing Your Own Marketing

How to Get Loan Officers Help With Your Marketing So You Can Cut Your Real Estate Hours And Make More Money!

I know what you’re thinking: Mike, why in the world would a loan officer want to do my marketing for me when they should be out marketing themselves?

Here’s a hint: they need YOU just as much as you need them! If a loan officer can find a real estate agent that is sending plenty of leads to them, is it not in their best interest to maintain a healthy relationship with that agent?

And really, how many hours have you wasted running around from listing to listing, getting all your fliers out? Stop that right now.

Loan officers are willing to help you as long as they get something in return. All you have to do is ask.

Many loan officers will drop off what’s called a rate sheet to let a real estate office know what their rates are. They’ll often bring in doughnuts or something along with this to sweeten you up. So, take a doughnut and start talking…

When you create a reciprocal relationship with a loan officer, set up a deal where they are providing full color, double-sided fliers of the homes you’re listing. The first side is your normal home flier with your contact info, the home info, pictures, etc. The other side is educating buyers on what the potential monthly costs are for that home with taxes, insurance and current interest rates. On this side, the loan officer gets to put his info along with some type of “$100 off closing costs if you use our services” offer. This is the benefit to your loan officer: selectively placed marketing for them!

We also place full color fliers in our information boxes outside the home. When the homeowner runs low, they simply call my office or contact the loan officer to replenish their supply.

You can also have loan officers create your “Just Listed, Just Sold” postcards that go out to homeowners in the area. Provide a template to the loan officer so they can just fill in the necessary information and send it out. Reimburse them for postage, and you’ve put in none of your time. This will help your funnel of leads for prospective buyers and sellers.
