The Villas are built as two to a building.  They share one wall with a "Roof-Mate".  With all the soundproofing materials that are built into these beautiful homes, you don't hear any more than what you would hear from a detached next door neighbor.  Laura and I bought one in January 2006 and we absolutely love it!

The Condo Association dues are only $90 per month.  They were just raised the first of this year from $75 per month.  Our association has over $20,000 in reserves already!  Our dues cover lawn care (mowing, trimming, edging, weeding, and fertilization), snow removal, common area maintenance, exterior repairs (roof replacement when necessary, siding, windows, concrete sidewalks and driveways, etc.), and insurance for the common areas.

When you asked about amenities are you asking about swimming pools and such?  If so, we have no pools, tennis courts, playgrounds, etc.  We have a brand new "Y" just a mile down the street that many residents choose to join for their recreational/fitness needs.  Our green space is huge and could add those later if the majority chooses to go in that direction, but I don't see it.  It is much easier, and less expensive, to join a club. 

We also have a huge city park, Emeis Park and Golf Course, that is just a half mile down the road.  It provides baseball fields, tennis courts, driving range, one of the largest golf courses in the area, playground equipment, and Duck Creek and Duck Creek bike path which starts here and travels miles across Davenport and through Bettendorf, Iowa as well.

FYI, did you know that when the AR gods changed the giving of points to listings they inadvertently made it retroactive if you update your listing it takes away ALL YOUR POINTS!!!  If you do nothing to them, you keep the points that you earned.  If you improve your post by making it easier to read, adding a helpful link, change it to note that the listing has SOLD, or anything else when you update it.....POW.....they're gone!  I e-mailed AR about it and also personally talked to Matt (who said he'd look into it) but days later it has still not been corrected.

Moral: Don't update anything on your listing posts until the AR gods get this fixed or you will lose all your points (not just the 200 for the post but the points for comments, clicks, etc......ALL THE POINTS)!

BTW, they wrote in their post to let them know if you had a listing post (like this one) that "fell through the cracks" before June 4 and the system inadvertently deleted the points.....I did.....and still no points here. 

Just thought you should know.

Thanks for stopping by and commenting.  My seller is 88 years old, was a semi-professional golfer and an artist, and yes, she does have a lot of "stuff"!  I didn't post the pictures of her basement or her 4-season room which was WAY too crowded.  Family members did come to take away some of her furniture towards the beginning of the listing that helped a little.  It is very difficult balancing the needs of a senior citizen wanting to have their things near them during a tough transition of their lives with assisting them in selling their home.  I usually error on the side of compassion and understanding rather than tough love. 

She moved out with most of her stuff to a nursing home last week and we accepted an offer on Saturday.
