I was going through some local stats (Whitestone, Flushing, Bayside area)today and I am floored. Within this past month of September there were 142 NEW listings, making the TOTAL available homes reach the highest of 932 single family homes.
The HIGHEST priced home currently is $2.800,000.00
The LOWEST priced home is currently $459,000.00
The Average days on the market is 83.
What boggles my mind is that some of the sellers are "holding out" thinking that they can get more money. Most sellers still have not gotten "it" . The buyers are being stubborn and sticking to their offers and the sellers feel that they will get more. What I have seen is quite the opposite. With each offer that you get on your home - the offers are going down.
Sellers - If you are serious about selling. If you are motivated and WANT to sell - keep your prices right and remember sometimes the first offer is the BEST offer. There is alot of competition out there now.
