Zero-down loan programs are few and far between these days, but one that remains available might be of interest to you - especially given some changes that make it more accessible.

USDA Guaranteed Rural Development loans offer 100% financing with no monthly Private Mortgage Insurance. Seriously, I said NO monthly PMI. While there are some geographic limitations for this program, if you are interested in eligible properties, you should take notice.

Income restrictions for this program are based on the number of people living in your household, however these limits were loosened beginning April 20, 2009, which means more people may now qualify and be able to afford higher value homes under this program. Previously, the income limits were based on the exact number of people living in the home. For example, the limit for two people was different from the limit for one person; the limit for three people was different from the limit for two people, etc. As of April 20, the household income limitations are grouped into two categories: 1-4 Person Households and 5-8 Person Households. This is great news!
It means that higher income earners with fewer people in the household may be more likely to qualify.In non high-cost counties, where 1-4 people reside in a home, the income limit will now be $70,750. In homes where 5-8 people reside, the limit is $93,400. While these figures serve as a guide, there are certain situations in which people can earn more and still qualify.

Now just because you see the word "rural" in the program name, it doesn't mean we're talking farmland here. No, you don't have to raise cattle or chickens to qualify. Rural generally is defined as areas that are not densely populated and have fewer neighborhoods - but you might be surprised at how many neighborhoods qualify. HA!  Rural isn't what it used to be.  We have many communities located in USDA eliglble areas where the urban has moved intot he rural areas. 

The USDA maps have not been updated to account for density in some formaly rural areas.

I just closed one with USDA financing that is in the fringe of rural bordering on urban, but the community is eligible.

A good portion on homes around my core area qualify for this. Some are even in the town limits and in no way rural.Great loans for many!

It's a great program and people are amazed that many areas still here in Orlando area can qualify simply because the maps havent changed in years, and the area's arent really rural anymore.

When USDA Rural Housing was FmHA and all you needed was a dollar in your back pocket, and as the family size grew, and the income became moderate to low income, it gave you a good feeling cranking out loan after loan back in the 1980's. Then when they reduced the 1400+ square footage and opened up the flood gates of repo's that they financed with 10% down, 10 year term and put prices like $12,500, $14,900 and $17,500 on them, it was not uncommon for three to come out a day and by 4:30 you had sold all three because you spotted the unmowed lawn and then the lock box and then the cards that hit the post office boxes as you watched them like a hawk knewing they were coming on the market but would evaporate quickly. You warned the buyers to drop everything when called to tour them and not to put it off to the weekend as they would be gone. Small commissions of 5% but they added up and you end up reselling them them after the owner tweaked them...moving them two and three times as the equity was harvested and seller's moved up. Ahhh..those were the days.

Laura / Heather, It is the same here. There are subdivisions that are in the city limits that qualify. It is a great deal for first time buyers.
