Our staff has these folders made up in advance. All the agent has to do is pick one up for the appointment. Our folders are quite extensive. Lots of "stuff" to let the FSBO know that it is important not to try to sell without us.

A list of the things:

1. Exclusive right to sell contract.

2. NYS agency disclosures.

3. Home buyers and sellers guide to Radon.

4. Lead disclosures.

5. Broker Commitment to Service "A GUARANTEE OF EXCELLENCE"

6. Home proctection Plan.

7. 20 Steps to help you sell your home.

8. "WE will sell your house or ERA will buy IT!"

9. MLS Data sheet.

10. Sellers Net proceeds sheet.

11. Referral Form.

12. Winterization for for empty houses in the Winter.

13. Property Condition Disclosure statement.

14. Carbon Monoxide Detector rules.

15. Sellers Ad worksheet.

16. Weekly marketing plan.

All of these things plus a presentation folder. Usually this is on their laptops.

It is not easy to get a listing. Training is critical to your success. Be sure to review your listing folders before you head out to the appointment.

Simple automation. It's the only way to go.  Human kind and possibly Americans more than anyone, have systems for everything we do.  For playing games, for exercising, for getting ready to go to work in the morning (my starts with coffee and complaining), for everything we do their is a system but for some reason in our professional lives, automated systems are often overlooked and we go about things haphazardly.  

Glad to see (although I kind of figured) that your ahead of the curve.

Last year I put together something like 50 listing packets and put them in a file for my agents to have handy.  About a month later I went to grab one and they were all gone.  We hadn't brought in more than 20 listings?  Where could the rest have gone?  Like you said, they are expensive!  I guess the document gremlin ate them?

Hi Bob,  The same thing here!! Listing packages do disappear. We never have as many listings as the count of the missing packages. We now have the agents sign them out. We only have a few readily available. The rest are locked up in my office.

I actually thought they had a street value. Maybe they are selling them.
