Great Condition with Signs of Repair

The condition of a component in a prospective home is important.  A popular question, Does the component need repair? is an important question on its own.  The obvious yes or no answer gives the prospective buyer better insight on the potential repair costs to the home.

Adding a follow-up question, Are there signs of repairs? may add some insight to the recurring maintenance budget of the house.

For example, I looked at a very nice 8 year old house with most of the components in very good condition. However, the very nice brick landing and steps to the front door have signs of recent and possibly frequent repairs.  Yes, the front door is on the North side of the house and New England winters are not known for being gentle.

It is very likely that ice will accumulate on the front landing.  The wear from the ice and the potential damage from the ice removal are characteristics of the front landing that the prospective buyer will need to allocate a budget for if they want to maintain the same great condition they observed before they purchased the house.

Home Inspectors that raise awareness to recent repairs are helping their clients understand the characteristics of the house and plan a reasonable maintenance budget.
