An real estate agent who has a CDPE designation might be the only one who can help sellers that are in need of getting rid of there property because they are behind on their mortgage, maybe lost their job or are making less money, there is no equity in the home and it is on its way to bank foreclosure. When I speak to sellers who fit this bill they are kind of half listening to me until I tell them that not only will I sell their home and get them out of a jam but It wont cost them a commission. I get my commission from the lender. The biggest problem agents have is that they are not sure what the bank wants and the agent has no system in place. A CDPE has all the education, documentation and experience to increase the owners chances of getting their home off there hands. So far this year I have been almost 100% successful in helping my clients negotiate their contract and selling the property. Part of my luck has been because I have been dealing with certain banks who are willing to negotiate. I will not mention the ones who are more difficult. I know the bank will not take ridiculous offers and I try to educate any agent who might be considering a bid.

(Short Sale) This is when the property owner is at least 30 days behind in mortgage paments but the property has not gone into forclosure yet. Once the property goes into forclosure the bank takes it back and the seller no longer has ownership.
