Negative as in...

This home is NOT bank owned

This home is NOT in a short sales

This home will NOT require you to deal with  anyone other than a single party home owner trying to sell their home!

               not a short sale

As weary buyers deal with sales (i.e. many short sales) that take forever (90 - 180 days) and bidding wars for homes which are severely under valued for quick sale during distress sales, some potential buyers are actually shying away from transactions which create more stress in what is typically already a challenging process.

Loreena, we're hearing this more & more.  I think it may signal an underlying market shift beginning to happen...But, we've still got a lot of inventory that needs to move before this bottoms out.

Does that mean it is a positive negative?  So many buyers are not willing to go through the process that is required and with traditional homes selling at similar prices why would they.

Terry, I guess this is one example of a positive negative. :)  There is a narrowing of the gap between homes which are in short sale/foreclosure and homes that are not.  And, many buyers seem to willing to pay a little more to have a better experience during the transaction.  This is something that lenders/bankers need to take note of.  They could increase their profits substantially by making the process more efficient...just a thought.
