Our local MLS does allow a listing to be entered without a photo, although it is now required to have at least one....

I see the above image way to often. If an agent takes a listing, why in the world would they add it to the MLS with no photos? Are they trying to sell the property or not?

After seeing this again today I have to ask a few local agents:

Are you kidding me?

ok, I guess I got that off my chest, have a wonderful weekend.

Our MLS just instituted a 3 day rule - which I STILL think is too much time.  But, we now have to have a picture uploaded (at least one) within 3 days of inputting listing.  For the life of me I can't figure out why this has EVEN become an issue!!!!!

We still see that in Southeast Florida.  What amazes me about some listings is that the list agent describes a beautiful home with all sorts of upgrades and then...no photos!  Now that's frustrating for buyers & their agents & counterproductive for the seller.

LOL. The first thing I do every morning (after AR) is look at all new listing on MLS. A good 80% of them look like this. Lets be real. We all carry mobile phones with cameras. At least post one pic of the home from the phone camera! My listing go up with 9 pics every time and 30+ more on my site. EVERY TIME! My rant is yours today!

Charles, I agree with you. There should also be more pictures than just the front of the house. An agent told me she didn't have time to take more picutes than that and suggested that I go take them if I wanted my clients to see what the interior looked like!

Your rant is almost everyone's rant, Charles!  Our MLS now has a 72 hour rule - we must add at least a pic of the front within 72 hours.  Sadly, many agents are STILL not adding their photos.  Every morning I spend time hitting the "report to MLS" button for those that are not following the rules and are doing their clients a complete disservice.

I think we all feel your pain on this one! We have the 3 day rule for years in our MLS. It is ridiculous...the agent is already AT the property to have the listing agreement and all the other necessary paperwork signed, how difficult is it to take photos? Listings shouldn't be allowed to go in without a photo.

I've seen one that actually had a picture of a Bird of Paradise plant as the main photo...that takes the cake!

It comes across as an incomplete listing, and I always wonder do their sellers know this? Our MLS requires 6 unique photos, within 10 days. (10!!) Some buyers or agents may rush over to get the first peek, if priced low for sure, but why not upload the maximum 16 photos to attract ALL the buyers/agents? Plus the docs for agents eyes only, don't have to email or fax them later. Good post!

A time line for putting up photos is essential...in this visual world, no photo makes the listing unimportant.

It is agents like that which makes us all look bad.  Beyond my comprehension; but, I have watched the agents that have done this on a regular basis and have listened to them complain and complain and then quit the business.  It is such a simple mindset that they are lacking.

This really bugs me too. AT LEAST put a picture up of the front of the house!

I hope you'll remember me if you learn of anyone moving to "The OC" and I will do the same!

Best regards.

Hi Charlie:

For some reason, this has been happening more frequently in our area as well.

I believe our mls enforces a fine if there is no photo...

Why would anyone not put a photo on a listing?  I don't get it...

Most buyers I have talked to say that if it too ugly for photos then why would I want to see it?

They probably want to be paid like a professional ... why don't they work like one?!

The hefty fine our MLS instated did a good job with this topic. You still see one or two from agents without a clue!

We have the option of 18photos here included with the listing fees.  It is hard to see no photos but houses without interior shots etc.  If the house is a fixer we don't want toget there with the non handy now do we?  I can't understand not having photos.

A photo speaks a thousand words and maybe if you saw the photo the first word would be RUN!

Couldn't agree more, or worse yet, staged, and using "pre-staged" photos so that even the imagination cannot be piqued! All right there for the world to see, dirty dishes in the sink, TV on, newspapers on the floor, toilet seat up and RV parked in the driveway!
