It has happened again. In reading the Sun Sentinel Broward County edition this morning, another story appeared where a struggling young couple was supposed to have lost their home at auction on Friday due to their home being in foreclosure. What's worse is that this is a young Marine who was stationed in Fallujah, Iraq and came back with injuries - where is his support? (That is a whole other blog post subject.) Their story clearly illustrated a hardship which would qualify them for a Short Sale.

It's just heart wrenching seeing this over and over again. So why do distressed homeowners like these who live in Sunrise Florida not seek out alternatives? These homeowners aren't alone here in Broward County like their distressed neighbors in Coral Springs, other cities and counties all over are going through the same thing. For that matter, nationwide, families are experiencing this. 

So why can't we get the Lenders to play an important part and recommend Short Sales when loan modifications don't work out? They know that the majority of the time a Short Sale is beneficial for all parties over foreclosure. Don't they get it!

So why can't we get this information out to the public on how a Short Sale could possibly help them? We see all the devastating stories of what individuals and families are going through yet we aren't seeing the devastating stories with favorable outcomes.  There are favorable outcomes and it's called a Short Sale. Are we a doom and gloom nation of news? (Another whole other blog post) Let's hear those stories so the word gets out. It could start with us here on Active Rain.  We could tell more of our case studies that get approved. I just had two approved this week.

So back to the homeowners struggling to make mortgage payments, don't let your home be foreclosed on. Seek out options.

Lynn - It seems that a lot of people (both realtors and sellers) back away from short sales because they don't understand the process.   So as realtors, how do we learn more about the short sale process?  What is your advice?

Irene, you are absolutely correct. The reason that so many stay away from Short Sales is because they're unfamiliar with them and this lack of familiarity makes one want to run! However a big part of why so many run from short sales are from the horror stories that are out there when an Agent takes on a Short Sale listing not knowing the first thing about the proper way in which to handle a Short Sale and these Agents really don't have the desire to work as hard as is necessary to get the Short Sale approved; hence bad press!

You can learn a great deal about short sales by reading here on Active Rain from the many Realtors who have found a niche in Short Sales. You'll find many case studies that describe the actual makings of a Short Sale transaction. You'll find many posts that will breakdown the various steps involved in a Short Sale. Plus there are many who will provide you training as noted on their blogs; such as a group effort by Wendy Rulnick & Bryant Tutas and also Katerina Gasset actively trains.

If you're looking for a classroom setting you could try the CDPE (Certified Distressed Property Institute) which is a great start for beginning in Short Sales.
