I had recently purchased a multi-unit building with an old bar on the first level. I'm looking to rent it out for $100/month with a non-returnable "security deposit" of $1200. It does not have to be used as a bar, use it as an office or retail space. The space contains 2-bathrooms, a kitchen with hook-ups for appliances, a mop sink and drain as well as a large bar area with drains.
The catch is that we are requiring the tenant to complete some repairs as part of the lease and the tenant must show proof of funds for the repairs. The repairs must also be completed by a licensed professional.
There is still the ability to save a lot of money here. We are offering this low rent in hopes of finding a good, long-term tenant. The first lease will be for a 1-year term and we will negotiate a longer lease after that.
