Home Inspections

First Time Home Buyers. our subject home. That the Inspection will be taken place at, is a 50 + year home.

Most Home Inspectors considers the age of a home while inspecting it. Seen that this home is 50 + years old it is highly likely that common costruction techniques and standards used when this home was built, will not be the same as those in use today. Its very common to have areas that do not comply with current code. This by no means a new home and this home sure cannot be expected to meet the current code standards or standard building practice.

While this inspection will make every effort to point out important visably recognizable safety issues, it does not inspecct for code compliance. Its common that homes of any age will have had repairs perfomed and some repairs may not be in a workmen like manner. Some areas may appear less than standard. This inspection looks for items that are not functioning as intended. It does not grade the repair.

Its very common to see old plumbing or mixed materials. Sometimes water signs in crawlspaces or basements could be years old from a problem that no longer exists. Or it may still need further attention and repair.

Determining this can be difficult on an older home. Sometimes in older homes there are signs of damage to wood from wood eating insects. Having this is typical and fairly common. If the home inspection reveals signs of damage you should have a pest control company inspect further for activity and possible hidden damage. The home inspection dose not look for possible manufacturer re-calls on components that could be in this home. Hiring the appropriate trade specialist for any repairs or for further evaluation of specific areas of concern is always recommended.

Even the average client who attends the inspection has no clue just how much is being processed by the inspector while on site.

Dale I did an inspection today on an older home that has just been remodeled; nice home but still found some items that needed attention. The most important to I look for is regular upgrades and maintenance and how well the home has been taken care of. Many folks like to purchase older homes and upgrade because of the neighborhood and landscape.

We should always point out to our client, any and all upgrades and when folks have been doing regular maintenance to their home. I sure do like older homes, the bigges thing that I really like about them. Is the woke that was put in to them, when they were built. You just don't really find the love of a builder for there work in the newer homes now a days.
