I held a community open house this weekend at SeaGrove on Anastasia Island in St. Augustine, Florida. We had 6 properties open represented various homes for sale by five different agents. Advertising consisted of an ad in the paper, good signage, and my best intentions to personally invite the 250 occupants of the homes in the neighborhood of Seagrove on Anastasia Island in St. Augustine, Florida (actually only delivered 10 invites, one being a For Sale By Owner who did end up participating).
I had two homes side by side open, both of them more than 4,000 Sq. Ft sprawled on 2 levels. By the time I arrived, there were already people there. I had only a total of about 20 minute s where no one was visiting in which to eat my very late lunch. Between the buyer traffic and two adjacent custom built homes, I was going from one house to the next, up the stairs and down the stairs.
About 45 minutes before the bewitching closing hour, I started to walk thru one home, checking the security of all the many doors - balconies, decks, front, back, garage – and flicking the numerous light switches. I would only get that home locked up when another party would show up. I was up and down the stairs turning the lights on. After they left I went thru the lock down process again, only to have another party show up. This happened several times.
I also had a commitment where I had to be home within 15 minutes after the shut down time. Part of my role in the community open house was to collect the forms from the other homes for the $100 gift card drawing registration forms. Between shutting down the huge homes several times, racing to get to the other open properties to collect the data sheets before those agents left, take down my geographically distributed directional signs and the very hot weather, I was sweating bullets and realizing my vitals of heart rate and respiration were elevated as in an aerobic workout.
Never thought an open house would be my substitute workout routine for the day.
Good news, tho,two parties are very interested in the same home (my listing, thank you very much!). One of the parties went back to the house that same evening . They also made an appt. to see the house today and proceeded to discuss every piece of furniture they own and virtually place it in the home. This is a great sign!
All the REALTORS seemed pleased about the traffic and it was nice to have collaborative effort. I may even get the FSBO in the long run!
