Unmotivated Sellers

Unmotivated sellers.  This sends dissapointment for everyone associated with them -- the sellers themselves, their listing agent and broker, the buyer's agent and their buyer. Why?  Because it adds complexity to the local real estate market that doesn't need to be there.

Sellers can be unmotivated on many different levels:

  • Lack of Financial Flexibility.  Some sellers cannot make their asking price reflect what the market will bear as they cannot write a check large enough at settlement to make a transaction happen.  I genuinely feel sorry for sellers in this situation as it is a very hard position to be in.  Some sellers however, have flexibility, but make a conscious decision to NOT price their home with what the market will bear.  These sellers, if they don't need to sell, should take their homes off the market until the market rebounds to a level that will support their financial needs.
  • Lack of Showing Condition.  Some sellers' homes are unclean, unkempt and show poorly, and buyers notice this and reject them outright unless the price is so advantageous (almost impossible to do).  A lot of elbow grease and some pride of ownership can go a long ways.
  • Lack of Responsiveness.  Some sellers reject showings, reschedule showings, propose alternate times on a routine basis, make excuses why their home can't be shown, etc.  Sellers should always roll out the red carpet for buyers (within reason -- events, holidays, meal hour, etc. are excluded and should always come first.)
  • Wild Kingdom.  I have walked into homes and have seen downright scary things as well as very surprising things.  Let's see: I have walked in with no prior instructions to the contrary to be greeted by a pitt bull with a growl, a german sheperd with its ears pinned back, had a cat jump on my back, seen a snake slither out from under a sofa, and the list goes on.  Moreover, some of homes with animals downright STINK.  The owners may not smell it, but I'm sure the listing agent sure did when they first entered the home and ALL the buyers will as well.

 

There are many more bullets to be listed, but suffice it to say, unless personal or financial predicaments exist, if you are a seller and you aren't motivated to truly sell in terms of what the market is currently telling you, then you should stay put, you will save yourself and everyone involved, time energy and frustration.
