Wow.  It can happen.  You can close a short sale...

I did it today.  It wasn't easy.

My seller first called last September.  "Hi Ken, I found you on the internet," he announced as he introduced himself...

At the time it was a very important call...

I had just began work at my new office and didn't have any listings.  Without listings a real estate agent is practically out of business, and the first listing is always the hardest to get.

It was also my first client that came directly from my blogging efforts here on Active Rain

"Do I ever get any business from blogging??"  Yes I do.  Thank you very much...

Finally, it was my first experience listing a short sale.  I had been warned about the challenges of selling short sales.  What better way to learn?

We put the home on the market in late November, and after enough adventures to fill an Indiana Jones movie, the home was sold today...

                                               Alan Road, Naperville
                                                   10 S 087 Alan Road, Naperville

Congrats to the nice family who bought the home.

Ken

Ken,

I have two approved short sales from February...persistence as Missy says is all it takes.

I have two other offers...waiting...

Both of mine should close in the next two weeks.

Congrats Ken! That is great! I love getting listings from our Active Rain blog. Keep it up, you will get more. About 60% of all our listings are from our blog and we carry a lot of listings. So keep blogging and getting those listings. It works. Katerina

That is such a great feeling to get that listing and have it sell, especially a short sale.  Congratulations on a job well done!

Hi Robert, Sandra, Katerina, Karen and Missy.  Thanks so much everyone.

It does feel good.

I NEVER thought I would be paid.  I chalked it up to an endless learning experience.

And then today, it closes!

Thanks again,

Ken

Ken, way to hang in there. These short sales do take time. Internet does work. Good for you.

Ken and Others,

First great job Ken, they are hard to be patient with, that is for sure!

Do any agents ever consider turning the short sale negotiation process over to short sale specialists?  For instance I have the means to purchase many short sale homes(right now I am focusing on executive level homes), but I need to negotiate directly with the lenders.  If the numbers work out, I will purchase the home, then relist it with an agent(the agent who refers the short sale to me) to sell.  That way I work the short sale and the agent gets a good commission without having to do the dirty work.

If anyone IS interested, do feel free to contact me for more information (dan@bluecoastfunding.com)

Congratulations on your short sale Ken.  As other said, "all it takes" is persistence... and I say it also takes a little luck. :o)

Congrats on the short sale. I'm going to take a shot that in your instance the bank was not C-wide. They have to be the worst.

Congrats on your success with the short sale my friend. Those can be very tough. Luckily we don't have very many here, but we do have a few.

Hi Larry, Don, Ed, Shirley, Dan, Frank, Chuck and Steve.  Thanks so much everyone.

It does feel good.  Real good.

It actually was c-wide.  Had a second mortgage.

I honestly didn't handle the "dirty work".

I had a near professional short sale negotiator helping in the process.

Thanks again all,

Ken
