So here we go, installment #3 in my "What I have learned" series.  Installment #1 can be found HERE, and installment #2 can be found HERE.  Hopefully installment #3 can be just as entertaining!

I HAVE LEARNED...

that listing your brother in law's house comes with MORE pressure than a regular listing!

that TWITTER is an awesome tool for search engines and guiding people towards your website.

that if your a REALTOR and your first name is BUDDY then you can program your manual lock box code to be BUD on your listing.  That's just cool!

that "needs a little TLC can sometimes mean that it's a complete gut job!

that when a mortgage company you are using doesn't call your clients back because their credit score isn't high enough right now AND when that same company completely forgets to call your clients that ARE APPROVED...  it's time to find another mortgage company!!!

that when a client emails you at 6:00 pm on Wednesday and wants you to set up showings on 7 properties on Thursday starting at 11:00 am... IT CAN BE DONE!!!

that helping some of the other REALTORS in your office learn about Facebook, Active Rain, or Twitter isn't helping your competition, but helping your TEAM!  (I teach other agents and friends SOME of what I know about online networking/marketing, not ALL of what I know)

that doing open houses EVERY Sunday really burns a brother out. 

that open house leads RARELY lead to sales.  At least in my experience so far.

that it is VERY VERY WISE to MAKE SURE your clients are pre approved before you show them houses all afternoon!!!!!!

that taking a day off is a state of mind and hard to do sometimes.  TURN OFF THE PHONE JARED!!

that when you work with your wife like I do then you DEFINITELY need to take a few evenings or days a week together and do something NOT related to real estate!!!!

that driving a Dodge Ram with a regular cab is not the most efficient for hauling clients around.  Oh, and it sucks on gas!  SUV here I come!

that showing over 30 houses in 5 days with 7 clients can get VERY CONFUSING!!!  Take notes at every showing with every client.  Pictures are good too!

that showing over 30 houses in 5 days with 7 clients is quickly followed up with a TON of agents calling you for feedback. 

that a lot of other REALTORS talk a LOT!!!

that having your website ranked among the highest in your area is a GOOD thing.  Having an online presence is a GREAT THING!

that being nice to everyday people in your life is not only a good thing to do as a person, but it opens MANY doors with your business. 

that Fort Wayne is a great place to live!!!  Well, I learned that before I became a Realtor...

Hang in there on the open houses. One of our agents does open's during the week and uses this as his "floor duty" time and picks ups buyers. He just wrote an offer on a property the other day...so you just never know. Also, one of my other agents did an open house every Sunday religiously and ended up with the cash buyer that bought that property.

I went back and read your other 2 posts and sounds like you have learned quite a bit in your short time in this business. You have the right attitude. Stay positive and much success.

Are you saying that I talk too much Jared? because if I am then just say so and I'll stop talking so much..the last thing I want people to think is that I talk too much, talking too much just gets in the way of listening in my opinion...so if I'm really talking as much as I think you're saying I am then maybe I should take a deep breath and stop for a minute before someone gets that idea that I talk wayyyyyy too much y'know what I mean...Oh wait, I'm talking too much aren't I??

Jared - Ain't it the truth about listing your family member homes. . .LOL  It's not just the brother-in-law you are working with - but the WHOLE family.  And I don't really get the "Twitter" thing:-)

Charles:  I may think twice about listing another family members home.  I think having family as buyers is one thing but as sellers... a whole different ball game!!
